Q. What do I need to do before putting my house on the market?

First impressions are key, so follow these steps to prepare your home for the right buyer:

 

1) Eliminate all clutter, unnecessary household or decorative items, and andy furniture that may distract or discourage potential buyers.

 

2) Make sure that kitchen and bathrooms are clean and tidy; visitors pay most attention to these rooms.

 

3) If your house is bright, it will be more welcoming. Use mood lighting where possible, to make rooms cozy and warm.  Turn on all main lights and/or open curtains and blinds.

 

4) Make sure faucets are not drippng and that all doors and casements close properly.

 

5) Mow your lawn and make sure the rest of your yard is as well groomed as possible.

 

6) Clear your entrance of puddles, snow, ice or leaves.

The iniital meeting with your real estate agent should be to establish the value of your property. This consultation is free of charge and does not obligate the seller in any way.

 

The value of your property is established based on the comparable homes in your area that are for sale or have been recently sold. You will have the opportunity to see the detailed listings of these homes and review the pro's and con's of your property with your agent.

 

Once the value is established and agreed upon, the seller signs a brokerage contract with the agent.

 

At the seller's discretion, the agent can coordinate:


- an open house for agents and inspectors, also know as a "caravan"

- a buyers' open house (open to all) on any Sunday between 2 to 4 p.m., including advertisements in La Presse and The Gazette under the Sutton real estate listings for "Open Homes"

 

All appointments to view your property and the subsequent negotiations will be efficiently managed by your listing agent, Katia Samson.

 

Q. When is the best time to list my property?

The real estate market remains active throughout the year. It depends on when you are planning to move.  We can advise you further once we know more details.

 

Q. Should I sell before buying or buy before selling?

It all depends on your priorities, your comfort level and your financial situation.

If you sell before buying, coordinate the moving dates so that you have enough time to find a new home before you vacate your old premises, and make sure that your new home is available for occupancy.
